How to Read HDB Resale Price Data
The median price is the most useful figure — it's the middle transaction in a sorted list, so outlier deals (unusually high-floor units, rare layouts, distressed sales) don't skew it the way an average would. If the median for 4-room flats in Tampines is $540k, roughly half of recent transactions closed below $540k and half above. The min and max show the full range, but these often reflect exceptional units and are rarely replicable for a typical buyer.
Prices vary significantly within a single town. The same flat type can swing $80–120k based on storey height (higher floors typically command $10–30k premiums), remaining lease (shorter lease = lower price, especially below 60 years due to CPF usage limits), MRT proximity, and estate age. Use this tracker for town-level benchmarks, then check HDB's Resale Flat Prices portal for individual transaction records on specific blocks.
What drives price differences between towns?
- Estate maturity — Mature estates like Queenstown, Bishan, and Toa Payoh have well-established amenities and strong demand, pushing prices above new towns.
- MRT access — Flats within 500m of a station command a measurable premium, especially near MRT interchanges with multiple lines.
- Remaining lease — Newer towns like Punggol and Sengkang have younger flat stock with longer leases, which matters for CPF usage and future resale value.
- Flat supply — Towns with fewer resale transactions have thinner markets, which can mean both higher prices and greater price volatility.
